Orange BeachCome stay at our updated condo in Romar Village, Orange Beach. You will be a short walk across the road from the white sugar beaches and the emerald waters of the Gulf. This spacious condo has two bedrooms and two full bathrooms, a stackable washer and dryer, and a large balcony overlooking the beautiful community pool. The well-equipped kitchen leads to the comfortable living area that features a pull out couch and a brand-new sleeper futon. Private parking is available under the unit.

House Rules
You (guest) agree to all the rules set forth by this document and any verbal or written conversations with owner (Andrew). Guest will abide by rules set forth, if guest does not, owner has the option of cancelling reservation without notice or refund. Confirming reservation and payment indicates the responsible guest has agreed to these rules and will follow them during the stay.
CHECK-INS AND OUTS
CHECK-IN TIME 4 pm or after and CHECK-OUT IS 10 am CST. No early check-ins. The door code you will be assigned is electronic and will not open the door until 4:00 p.m. CST. If you require early check-in, please contact me. If it is available, I will do my best to get an early check-in.
DOOR CODE
Each guest will be given a 4 digit code for their stay. The door has a key pad entry. The code will be active at 4:00 pm the day of arrival and deactivated at 10:30am the day of departure.
SMOKING
The condo is NON-SMOKING. Smoking is prohibited in all areas of the condo. If evidence of any smoking is found upon your departure, you may incur an additional charge for carpet cleaning and deodorizing of carpets and furniture which may be withheld from your damage deposit. Any damages will be charged to the renter.
ILLEGAL ACTIVITIES
No use of any illegal drugs. No underage drinking allowed. No glass bottles at pool or beach.
Renter must follow Romar Village pool rules and Orange Beach rules as indicated.
No subletting condo, primary reservation holder must be present throughout stay.
PETS
Pets are NOT permitted in rental units under any conditions.
RENTAL AGE LIMIT
You MUST be at least 25 years old to sign the Rental Agreement. (Any change in policy is at the discretion of the owner)
DAMAGE/RESERVATION DEPOSIT
A damage/reservation deposit is required. The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable within (7- 14) days of departure, provided the following provisions are met.
a. No damage is done to unit or its contents, beyond normal wear and tear. The deposit may be applied to professional cleaning for any spills or stains.
b. No charges are incurred due to contraband, pets, or collection of rents or services rendered during the stay.
c. All debris, trash, and discards are placed in dumpster, and soiled dishes are placed in the dishwasher and cleaned.
d. The unit is left in good order, no broken items or damages.
e. All charges accrued during the stay are paid prior to departure.
f. No linens are lost or damaged. Do NOT take bath towels to the beach or pool.
g. No early check-ins or late checkout.
h. The renter is not evicted by the owner (or representative of the owner), the local law enforcement, or the security company employed by Romar Village.
i. The renter has not made any charges to the condo. These charges include, but are not limited to beach service.
PAYMENT
An advance payment equal to 50% of the rental rate is required 60 days before arrival. The advance payment will be applied toward the rent. Please make payments in the form of credit cards, traveler’s checks, bank money orders, cashiers’ checks or personal checks. The BALANCE OF RENT is due THIRTY (30) days before your arrival date.
CANCELLATION POLICY
Full refund for cancellations made within 48 hours of booking, if the check-in date is at least 14 days away. 50% refund for cancellations made at least 7 days before check-in. No refunds for cancellations made within 7 days of check-in.
MONTHLY RESERVATION CANCELLATIONS
Monthly renters must cancel one hundred twenty (120) days prior to check-in. Monthly renters who make a change that results in a shortened stay must be made at least ninety (90) days prior to check-in.
MAXIMUM OCCUPANCY
The maximum number of guests staying at the Romar Village condominiums is limited to six (6) persons. No exceptions will be made as to maximum number of guests in each unit.
INTERNET SERVICE
Internet service is available at no charge to the guest through the condo complex, Romar Village.
MAINTENANCE
The owner of the condo, or the owner's agent, may have an authorized maintenance representative enter the condo during a guest's stay to make repairs. Maintenance staff will not enter the condo unless authorized by the owner or the owner's agent or unless an emergency or safety situation arises. All maintenance requests must be made to the condo's owner or the condo owner's representative and cannot be made directly to maintenance staff. Maintenance staff will never enter the condo without guest permission.
MAID SERVICE
While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the units. Please bring beach towels and beach toys with you or purchase at local shops. There is a washer and dryer in the unit for your convenience. If there are any cleaning issues upon arrival, please notify the condo’s owner within 24 hours.
FALSIFIED RESERVATIONS
Any reservations obtained under false pretense will be subject to forfeiture of advance payment, deposit, and/or rental money and the party will not be permitted to check-in.
PARKING PASS
Parking is narrow, however there is parking under the condo for 2 vehicles. If you have more than 2 vehicles, we recommend leaving them at a designated long term parking lot.
HURRICANE/STORM POLICY
No refunds will be given unless:
a. The National Weather Service orders mandatory evacuations in a “Tropical Storm/Hurricane Warning” area and/or
b. A “mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning” area of residence of a vacationing guest. The day that the National Weather Service orders a mandatory evacuation order in a “Tropical Storm/Hurricane Warning” area, we will refund: Any unused portion of rent from a guest currently registered. Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten their stay, to come in after the Hurricane Warning is lifted; and Any advance rents collected or deposited for a reservation that is scheduled to arrive during the “Tropical Storm/Hurricane Warning” area period.
*Owner takes no responsibility for injuries with proper use of the Romar Village amenities or injuries that may occur outside the condo and complex, including pool area and beach.
